Mixed Residential Neighborhood <br />The mixed residential category consists of neighborhoods <br />with multiple housing types, including single-family <br />detached, townhomes, duplexes, and small scale multi- <br />family buildings. Mixed residential areas should include <br />existing residential neighborhoods where a gentle increase <br />in density is appropriate such as surrounding the down- <br />town as well as new neighborhood subdivisions. <br />Multi -family <br />The multi -family category includes higher density <br />apartment and/or condominium complexes in a master <br />planned setting with common open spaces and recre- <br />ational amenities. Multi -family areas make up the smallest <br />portion of the city's housing stock and are primarily located <br />off of major roadways with proximity to commercial areas. <br />Highway Business <br />The highway business category primarily consists of a mix <br />of auto -oriented retail and service businesses, restaurants, <br />and community- and regional -scale shopping centers. <br />Highway business uses are located along Highway 169 and <br />Highway 10 and have high visibility from these corridors. <br />Mixed Use <br />The mixed use category contains all commercial and <br />supporting uses located in the historic core of the down- <br />town as well as desired expansion areas to the west and <br />north. Standalone commercial, multi -family, and mixed <br />use with commercial use on the ground floor and residen- <br />tial above are all included in the mixed use category. <br />Downtown housing along Main Street should be in mixed <br />use buildings with first floor/ground level commercial uses <br />and residential above. On the periphery of the downtown <br />core multi -family and mixed use are appropriate. The <br />downtown mixed use area is oriented towards pedestrians <br />and provides connections to the Mississippi River water- <br />front. <br />Neighborhood Commercial <br />The neighborhood commercial use category includes <br />local -serving commercial that provides surrounding <br />residents with daily goods and services like specialty food <br />stores, daycares, or cafes. Neighborhood commercial uses <br />are found near residential neighborhoods and reduce <br />the need to drive across the city for essential commercial <br />goods and services.
