The technology center is used predominandy to house large banks of <br />computer servers and mainframes which process all transactions from Target Stores <br />nationally and internationally. Information processed by these computers is used to <br />determine market trends and to ensure on-time delivery of product to individual stores from <br />the various Target distribution centers. A similar technology center is located in Brooklyn <br />Park near the Target corporate offices at U.S. Highway 610 and Broadway Avenue. <br /> <br />The conditional use permit for this facility is for the exterior storage tank and six cooling <br />towers which will be located on the south side of the building facing County Road 30. <br />Loading docks face Waco Street to the west, which is considered a "front yard". <br /> <br />Analysis <br /> <br />Site Plan <br /> <br />The proposed site for the technology center is located in the northeast corner of County <br />Road 30 and Waco Street in the Elk Path Business Center. The Planning Commission will <br />have reviewed the preliminary plat to create the lot for the technology center. The lot area is <br />approximately 24.73 acres. <br /> <br />Located on the site is the technology center, which is comprised of a 439' x 241' building <br />whose first floor is approximately 105.900 square feet. The second floor, which is termed <br />the raised floor, and which will house the servers and mainframes, is an additional 53,500 <br />square feet for a total of 159,400 square feet. <br /> <br />The building will be surrounded on almost all sides by a driveway and parking will be located <br />along the north side of the building. The primary entrance into the building is located in the <br />northwest corner.
