All landscaped areas <br />should be sod and irrigated. <br /> <br />Planning Commission Meeting <br /> <br />At the Planning Commission meeting held on July 26th one neighbor spoke at the public <br />hearing. Her main concern was the lack of a sidewalk along Yale Street. Staff has reviewed <br />the Mississippi Ridge file and did not find a reference or comments regarding the need for a <br />sidewalk along Yale Street. There was a condition that a trail easement be granted through <br />the plat from 171 st Avenue to the west boundary of the plat to allow for a future trail <br />connection to the river. One of the Commissioners suggested that some of the trees <br />proposed along 173rd Avenue be move to Yale Street to provide additional screening for the <br />townhouses. <br /> <br />Recommendation <br /> <br />The Planning Commission and staff recommend that the City Council approve the <br />conditional use permit for American National Bank with the following conditions: <br /> <br />1. All comments of the City Engineer shall be addressed. <br />2. The south access and south parking area shall be shared with the adjacent parcel. <br />3. The landscape plan shall be revised to include size of trees and include a note that all <br />landscaped areas shall be sod and irrigated.
