Existing Conditions (cont) <br />• There <br />are sparce to medium <br />density trees on the area <br />outside the wetlands, <br />which <br />are located along the <br />east and southern potion <br />of the property. <br />• Public water and sewer extensions were installed to the west property line in <br />two locations as part of the West Oaks development <br />• Public roads in the West Oaks Subdivision were designed and installed based on <br />a 9-ton road standard. Nine -ton road standards are intended for medium to high <br />residential traffic loads and are the City standard. <br />• Yankton and Xerxes Streets are 33' wide measured from back of curb to back of <br />curb and include sidewalk on one side of each street, which is a standard City <br />Street section. <br />• There is a Highway cross over and gravel/dirt access to US 10 from the property <br />
