<br />e <br /> <br />COUNTY BOARD: The Sherburne County Board of Commissioners. <br /> <br />DEFLECTION: The angle between a line and the prolongation of the <br />preceding line. <br /> <br />DEVELOPMENT: The act of building structures or installing site <br />improvements. <br /> <br />DRAINAGE COURSE: A water course or indenture for the drainage of <br />surface water. <br /> <br />EASEMENT: A grant by an owner of land for a specific use by the <br />public, quasi-public or persons other than the owner. <br /> <br />FINAL PLAT: The final map, drawing or chart on which the <br />subdivider's plan of subdivision is presented to the City Council <br />for approval and which, if approved, will be submitted to the <br />County Recorder as required in Minnesota State Statute. <br /> <br />INDIVIDUAL SEWAGE TREATMENT SYSTEM: A sewage treatment system or <br />part thereof, serving a dwelling, or other establishment, or group <br />thereof, which utilizes subsurface soil treatment and dispersal. <br /> <br />e <br /> <br />LOT: A parcel or portion of land in a subdivision or plat of land <br />separated from other parcels or portions by description, as on a <br />subdivision or certificate of survey, for the purpose of sale or <br />lease or separate use thereof. <br /> <br />LOT, BUTT: A lot at the end of a block and located between <br />two corner lots. <br />LOT, DEPTH: The minimum horizontal distance between the front <br />lot line and the rear lot line. <br />LOT, CORNER: A lot bordered on at least two (2) sides by <br />adjoining streets. <br />LOTS, DOUBLE FRONTAGE: A lot of which opposite ends abut on <br />a street. <br />LOT, WIDTH: The horizontal distance between side lot lines, <br />measured at the required front setback line. <br /> <br />METES AND BOUNDS DESCRIPTION: A description of real property <br />which is not described by reference to a lot or block shown on a <br />map, but is described by starting at a known point and describing <br />the bearings and distances of the lines forming the boundaries of <br />the property, or delineates a fractional portion of a section, lot <br />or area by described lines or portions thereof. <br /> <br />e <br /> <br />MINIMUM SUBDIVISION DESIGN STANDARD~: The guides, principles and <br />specifications for the preparation of subdivision plans <br /> <br />10.18 <br />
