<br />e <br /> <br />L. Private Streets - Private streets shall not be allowed <br />nor shall public improvements be approved for any private <br />streets. Private streets may be approved only if the City <br />determines that: <br /> <br />i. Private ownership will not adversely impact public <br />health, safety and welfare. <br /> <br />11. The design is in compliance with appropriate <br />engineering standards and requirements. <br /> <br />iii. A permanent and satisfactory street maintenance <br />agreement, association document (if applicable), and <br />financial assurances exist ensuring that city <br />maintenance will not be required. <br /> <br />iv. A permanent and sufficient right of access to all <br />users is provided. <br /> <br />M. Hardship to Owners of Adioininq Property - Street <br />arrangements for the proposed subdivision shall not cause <br />undue hardship to owners of adjoining property in subdividing <br />their own land and providing convenient access to it. <br /> <br />e <br /> <br />N. Dedication - All proposed streets shown on the plat <br />shall be in conformity with the Comprehensive Development <br />Plan and County comprehensive plans and shall be offered for <br />dedication as public streets. <br /> <br />3. Blocks. The length, width and acreage of blocks shall be <br />sufficient to provide convenient and safe access, circulation, <br />control and street design. Blocks may not be longer than one <br />thousand three hundred (1,300) feet, or shorter than three hundred <br />(300) feet except as specifically recommended by the City <br />Administrator and City Planner and concurred with by the City <br />Council to foster innovative design consistent with sound planning <br />principles. <br /> <br />4. Pedestrian Corridors. Pedestrian ways may be required in <br />areas to provide access to schools, parks and other public <br />destination points. Easements or dedicated corridors for <br />pedestrian ways between residential dwelling units shall be at <br />least twenty (20) feet jn width. <br /> <br />5. Lots. <br /> <br />e <br /> <br />A. Location - All lots shall abut and have direct access to <br />a street.
