<br />e <br /> <br />e <br /> <br />e <br /> <br />costs, and such other matters as the Council shall <br />require. <br /> <br />b. Developer has submitted to the City a <br />financial guarantee acceptable to the City to <br />insure the installation of public improvements and <br />the payment of all fees, costs and assessments <br />imposed on the Developer and the Subdivision. <br /> <br />c. Developer has satisfied all conditions set <br />forth in the resolution of the City Council <br />approving the Final Plat. <br /> <br />d. Developer has reimbursed the City for its <br />costs of renewing the preliminary and final plat, <br />and has made payment of all other applicable fees <br />and costs due at the time of release of the plat. <br /> <br />2. <br /> <br />Administrative Subdivision. <br /> <br />A. Purpose. The Administrative Subdivision procedure for <br />processing applications for the division of land is intended <br />to provide an expedited procedure in those limited cases <br />where strict adherence to the standard platting process is <br />not required. The Adminiscrative Subdivision procedure is <br />not intended to be a substitute for the standard platting <br />process set forth in this Ordinance. Administrative <br />Subdivision procedures may be utilized where the following <br />circumstances exist. <br /> <br />i. The property to be divided will result in four (4) <br />or fewer lots. <br /> <br />~~. The property to be divided will not require the <br />dedication of public right-of-way for purposes of <br />gaining access to the subdivided property. <br /> <br />iii. The property has not previously been the subject <br />of division by the Administrative Subdivision procedure <br />in the previous two years. <br /> <br />B. Procedure. Except as hereinafter specifically <br />provided, administrative subdivisions shall conform to all <br />standards, procedures and requirements applicable to standard <br />subdivisions under this Ordinance. <br /> <br />i. Prior to formal application, sketch plans and/or <br />surveys shall be reviewed by the Planning Department <br />for submission of a written recommendation thereon to <br /> <br />10.27 <br />
