<br />.. <br /> <br />title insurance naming the City as an insured party, a <br />copy of any restrictive covenants, and such other <br />evidence as the City may require showing the <br />subdivider's title or ownership in the land to be <br />subdivided. <br /> <br />lll. The subdivider shall incorporate all changes and <br />modifications in the final plat required by the <br />Council. In all other respects, the final plat shall <br />conform to the preliminary plat or it may be sent back <br />to the Plarnling Commission and City Council for <br />preliminary plat review. <br /> <br />iv. The subdivider or a duly authorized representative <br />shall attend the meeting before the Council at which <br />the final plat is scheduled for consideration. <br /> <br />v. The Council may, if all reports indicate full <br />compliance with the provisions of this chapter, <br />including the findings required below for approval of a <br />final plat, approve the final plat as submitted and <br />adopt a resolution of approval. <br /> <br />~ <br /> <br />vi. The subdivider shall, if the final plat is <br />approved by the Council and signed by all appropriate <br />parties, record the final plat with the County <br />Recorder's office. <br /> <br />vii. The subdivider shall record one mylar (l) copy of <br />the final plat with the County that can be returned and <br />kept as a record document by the City. <br /> <br />D. Findinqs Required. The findings necessary for City <br />Council approval of the preliminary plat and the final plat <br />shall be as follows: <br /> <br />i. The proposed subdivision is consistent with the <br />Zoning Ordinance and conforms in all respects with all <br />requirements of the Elk River Code of Ordinances, <br />including -.:he City Zoning and Subdivision Ordinances. <br /> <br />ii. The proposed st:bdivision is consistent wit.h all <br />applicable general and specialized City, County, and <br />regional plans including, but not limited to, the <br />City's Comprehensive Development Plan. <br /> <br />~ <br /> <br />lll.
