Planning Commission Page 2 <br />March 4, 2021 <br />3.2 Rj Ryan Construction/Meritex Elk River, LLC — 10752 168th Circle NW <br />■ Conditional Use Permit Light Manufacturing, Case No. CU 21-02 <br />Mr. Leeseberg presented the staff report. The applicant was in the audience and agreed with <br />the condition listed in the memo. <br />Chair Larson -Vito opened the public hearing. <br />There being no one to speak, Chair Larson -Vito closed the public hearing. <br />Moved by Commissioner Beise and seconded by Commissioner Johnson to <br />recommend approval of the Conditional Use Permit for RY Ryan <br />Construction/Meritex Elk River, LLC, for construction of an approximately 90,000 <br />square foot addition to the existing 105,000 light manufacturing building at 10752 <br />168tb Circle NW with the following amended condition to satisfy the standards set <br />forth in Section 30-654: <br />Oeteber 2015 shall be . Staff and the applicant will work on an <br />ingress/egress access easement near the western property line. <br />Motion carried 6-0. <br />3.3 Riverwalk Apartment — Stonewood Development, LLC <br />■ Zone Change: FAST to Planned Unit Development, Case No. ZC 21-01 <br />■ Conditional Use Permit: Establish Residential PUD, Case No. CU 21-03 <br />Mr. Carlton presented the staff report. The applicants were in the audience and available to <br />answer questions. <br />Chair Larson -Vito opened the public hearing. <br />There being no one to speak, Chair Larson -Vito closed the public hearing. <br />Chair Larson -Vito felt this was a nice plan for this site and one of the best that has been <br />presented. <br />Commissioner Rydberg agreed, stating the plans for this property have finally come together <br />in an acceptable way and well laid out design for the site. <br />Commissioner Jordan asked if the rents would be market rate. <br />Mr. Carlton indicated the rents were proposed to be market rate. He stated he had a <br />comment from the public that they would have liked to see more senior rentals in this area. <br />Commissioner Jordan asked about traffic in the area. <br />Mr. Carlton stated the entire FAST study was based on traffic analysis that revealed this area <br />is anticipated to become high density residential. <br />Commissioner Jordan asked if this was consistent with the Comprehensive Plan updates <br />being proposed. <br />II�Ed[I I <br />NXTURE <br />
