The west access easement shown in the original site plan <br />approval from October 2015 shall be recorded. <br />CR 33 <br />Background/Discussion <br />The property is zoned FAST Subzone H where light manufacturing <br />facilities require a Conditional Use Permit (CUP). <br />The applicant is seeking a CUP to construct an approximately 90,000 <br />square foot addition to their existing 105,000 light manufacturing <br />facility. <br />The project meets the exterior design standards (precast concrete <br />panels with a ribbed pattern matching the existing color) for the FAST <br />- Subzone H zoning district and includes 82 trees which complies with <br />the city's landscaping standards. <br />The setback and parking standards are satisfied under the submitted <br />proposal. Access to the site will occur at three points along 168"' <br />Avenue. <br />The loading dock doors are located along the south side of the structure, opposite public streets. <br />Applicable Regulations <br />In approving a Conditional Use Permit, the council may impose such specific conditions with regard to the <br />development or operation of the proposed use as it considers necessary to satisfy the seven standards set forth in <br />Section 30-654 and the requirements contained in this article and to promote compatibility with and minimize any <br />potentially adverse effects upon adjacent properties, the neighborhood or the city. <br />The Elk River Vision P O N E B E u 1 1 <br />A welcoming community with revolutionary and spirited resourcefulness, exceptional [NATUREI <br />service, and community engagement that encourages and inspires prosperity.
