Addition of a lot/block designation for the campground parcel. <br />2. Staff approval of all site, engineering, landscaping, and utility <br />plans. <br />Background/Discussion <br />The subject property is zoned R1b and is located at the northeast <br />corner of 185th Avenue and Troy Street. The proposed plat will <br />consist of 23 lots, two outlots, and dedicated right-of-way. <br />The plat also provides a stub street to the east for a future connection <br />to the Riverplace plat. This stub street is not required to include a <br />temporary cul-de-sac and until it is connected to the east, it will not be <br />plowed by the city nor will driveway access be allowed. The cul-de- <br />sac extending to the north provides the required access for the <br />remnant parcel — the campground office buildings. <br />Parks and Recreation Commission <br />The Parks and Recreation Commission recommend cash dedication <br />be paid for 23 dwelling units at the rate applicable when the <br />subdivision is released for recording. <br />Applicable Regulations <br />Preliminary Plat <br />Figure <br />City ordinance section 30-375 outlines the required findings for approval of a Preliminary Plat. <br />9.
