Planning Commission <br />August 24,2020 <br />Page 2 <br />industrial development. He noted their business would have the highest patrons in <br />the evenings when the surrounding businesses would not be open. Tim stated fot the <br />btewing portion of the business, 6 parking stalls are required, and he is the only <br />brewer. He stated he understands the parking requirements are based on square <br />footage but asked if a parking variance could be consideted. <br />Jeremy noted the gtounds layout and stated they would eventually be taking over the <br />entire 9,000 sq. ft. building when the cuffent tenaflts' leases are due. He explained <br />the grounds layout with a future dog park aret andpatio, which would be all <br />connected and contiguous to comply with the state's alcohol requirements. He stated <br />they are open to suggestions with site layout to comply with city requirements. <br />Commissioner Thiel stated parking is always an issue and he petsonally is a stickler <br />for ensuring the parking requirement rados are met for current and future uses. <br />CommissionerJohnson asked how many barrels is being brewed as ordinance limits <br />the number of barels to 20,000 barrels annually. <br />The applicants stated they have btewed apptoximately 364 barrels this year. <br />CommissionerJohnson asked for more infotmation about the tequirements for <br />parking and stated going ftom 32 to 69 parking spots is a big jump in the numbet of <br />parking spots. <br />Mr. Leeseberg stated the parking requirements for tap rooms ate extremely high at 1 <br />parking spot for every 50 square feet of building. He suggested a vadance to those <br />requirements. <br />The Planning Commission discussed the options for adding additional patking stalls <br />and the applicants stated they were oPen to making it work while they continue <br />expanding into the endre building. <br />There being no one else to speak, Chair Larson-Vito closed the public hearing. <br />Chair Larson-Vito asked for clarification that if the applicaflt wants to fequest a <br />change arrdvary number of parking spots, would they then have to go through the <br />variance application process. <br />Mt. Leesebetg stated that was correct. <br />Commissioner Beise asked if all the patking spots had to be in place before they <br />opened the business. <br />Mr. Leeseberg stated technica\ yes, before construcdon of the facility the <br />conditions must be met and the conditional use permit filed with Sherbume County, <br />but the applicant has two years to complete those conditions before opetating their <br />business.
