The grant requires the park property <br />and all improvements to be on one parcel. This plat includes <br />numerous city and EDA owned lots and unused rights -of -way that <br />will be reconfigured to support the planned land uses of this area of <br />the city. <br />The plat includes new right-of-way dedication for Orono Parkway, a <br />smaller parcel size for the lot with city hall and the public safety <br />building and combines multiple lots and rights -of -way to create a <br />larger Orono Park lot. <br />CR 33 <br />b <br />RR <br />Hwy 10 <br />Comprehensive Plan <br />The Comprehensive Plan guides this area for Public and Open Space <br />uses. The proposed subdivision does not impact the current uses, <br />rather in reconfigures the parcel lines to make better use of the <br />space. The proposal is consistent with the Comprehensive Plan. Figure <br />i\ CR 12 �_1-- <br />Preliminary Plat <br />City ordinance section 30-375 outlines the required findings for approval of a Preliminary Plat. <br />1. The proposed subdivision is consistent nrith the honing regulations (article VI of this chapter) and conforms in all <br />respects with all requirements of this Code, including the Zoning regulations and this article. <br />The proposed subdivision continues to meet the minimum lot size and frontage for parcels in the <br />area. Additional easements will be dedicated with the final plat to secure access for public utilities <br />4A UR <br />
