provision, section, sentence, clause, phrase, or word hereof is illegal or invalid <br />for any reason whatsoever, such illegality or invalidity shall not affect the <br />validity of the remainder of this lease. <br />34. ENTIRE AGREEMENT. This lease contains the entire <br />understanding of the parties hereto with respect to the transactions <br />contemplated hereby and supersedes all prior agreements and understandings <br />between the parties with respect to such subject matter. No representations, <br />warranties, undertakings, or promises, whether oral, implied, written, or <br />otherwise, have been made by either party hereto to the other unless <br />expressly stated in this lease or unless mutually agreed to in writing between <br />the parties hereto after the date hereof, and neither party has relied on any <br />verbal representations, agreements, or understandings not expressly set forth <br />herein. <br />35. CAPTIONS, HEADINGS, OR TITLES. All captions, headings, or <br />titles in the paragraphs or sections of this lease are inserted for convenience of <br />reference only and shall not constitute a part of this lease as a limitation of the <br />scope of the particular paragraphs or sections to which they apply. <br />36. MINNESOTA LAW. This lease shall be construed and enforced in <br />accordance with the laws of the state of Minnesota. <br />37. NET RENT. The rent shall be absolutely net to the Lessor. <br />Lessee shall pay, without notice or demand, and without abatement, deduction <br />or set-off, and save Lessor harmless from costs of repairing, replacing and <br />maintaining the improvements which are a part of the leased premises, and all <br />other costs, expenses and obligations of every kind and nature whatsoever <br />relating to the leased premises as described in more detail elsewhere in this <br />lease. <br />38. LATE PAYMENT PENALTY. If any payments by Lessee due <br />hereunder are not made within five (5) business days of the due date thereof, <br />then Lessee shall pay, as additional rent, a late payment fee of Fifty ($50.00) <br />Dollars. <br />39. SIGNAGE. The main sign framework near the front of the <br />building will be provided and maintained by the lessor. The individual sign <br />panels will be paid for by the lessee, and will need to be done in the same size, <br />style, format, and colors as the rest of the sign panels. <br />40. NOTICES. All written notices required shall be given by certified <br />mail to the parties at the addresses stated below. <br />
