29. HARZARDOUS SUBSTANCES AND ENVIRONMENTAL
<br />REGULATIONS.
<br />a. When used in this Section 29, the terms "Environmental
<br />Regulations" and "Hazardous Substances" shall have the following Meanings:
<br />1) Environmental Regulations shall mean and refer to the
<br />Comprehensive Environmental Response, Compensation and Liability Act of
<br />1980, 42 U.S.C. 9601 et seq., the Minnesota Environmental Response and
<br />Liability Act, Minn. Stat. Chapter 1155, All amendments thereto, and all other
<br />laws, acts, statutes, ordinances, rules, regulations, orders or determinations of
<br />any governmental authority pertaining to or regulating Hazardous Substances,
<br />infectious waste, asbestos, radiation, radioactive material, health or the
<br />environment.

<br />Lessee warrants, represents, and agrees that:

<br />b. Its use of the leased premises, and the operation of its business
<br />thereon, shall not violate any Environmental Regulations.
<br />C. Lessee has obtained and shall continue to maintain all permits,
<br />licenses or similar authorizations required by Environmental Regulations to
<br />conduct its business on the leased premises.
<br />d. Lessee's use of the Leased Premises will not result on the
<br />disposal, discharge, emission, or release of any Hazardous Substance in any
<br />quantity on or about the leased premises, building, or the contamination of any
<br />part of the property.
<br />e. Upon request by lessor, lessee shall deliver to lessor copies of all
<br />contracts, programs, management plans or certifications regarding the
<br />generation, storage, use, removal, or disposal of Hazardous Substances which
<br />are required in order for lessee to be in compliance with Environmental
<br />Regulations. Lessee shall, upon request by lessor, provide lessor with copies of
<br />permits, inspection reports, monitoring reports, license, orders compliance
<br />requests, or other documentation filed, served, delivered, or transmitted either
<br />with, to, or from the Minnesota Pollution Control Agency, Minnesota
<br />Department of Health, or the U.S. Environmental Protection Agency, or other
<br />governmental body relating to lessee's use of Hazardous Substances in or
<br />about the leased premises.
<br />In the event lessee, its officers, partners, agents, employees, or subcontractors
<br />shall breach or fail to perform any of the warranties, representation and
