Ingress/Egress easements providing perpetual access to the <br /> public street for both parcels be recorded with the plat. <br /> Background/Discussion <br /> The plat of Elk River Crossing Second Addition placed the existing CR 33 <br /> gas station and oil change use on one parcel—Lot 1,Block 1, Elk <br /> River Crossing Second Addition. Establishing two uses on one <br /> parcel was permitted at the time as the area was regulated by a PUD <br /> Agreement for the larger Elk River Crossing development. The RR <br /> applicant, owner of the parcel with both uses,is now requesting to <br /> split the lot into two, allowing them to separate the two uses onto Hwy io <br /> their own parcels. The access and general layout of the parcel will • CR 12 <br /> remain the same,but that does limit access to the public street (Zane <br /> Street). To address this concern,the applicant will record a perpetual <br /> ingress/egress easement over both parcels. <br /> Comprehensive Plan tiw <br /> The Comprehensive Plan guides this area for Highway Commercial <br /> uses. The proposed subdivision does not impact the current uses, <br /> and the proposal is consistent with the Comprehensive Plan. <br /> Figure <br /> Parks <br /> Park dedication was satisfied with previous plats in the area.As new commercial uses or land is not being <br /> developed with this plat, additional dedication is not required. <br /> Preliminary Plat <br /> City ordinance section 30-375 outlines the required findings for approval of a Preliminary Plat. <br /> POWERED 9r <br /> UREI <br />
