Communication/Showings: <br />Commercial Realty Solutions will communicate with City Staff as to what they request. <br />At a minimum, we will let our contact person know whenever we have a showing or inter- <br />est in the property. <br />We will provide a monthly activity report that staff can report back to the City Council. <br />Unlike most other real estate companies, CRS does not install a lockbox on the building. <br />We host every showing as we consider it our job to represent the Seller and we can better <br />show the property than another realtor that has never been to the property. <br />CRS Team: <br />Wayne Elam, Owner of CRS, will be the lead on this listing. He will work jointly with <br />Sheila Zachman and Joseph Elam with the CRS team. Both team members bring their in- <br />dividual strengths to the CRS efforts. <br />Fee Structure: <br />The commissions will be 6% of the sale price, which will be paid at closing. There are <br />no other marketing costs or reimbursable costs. Commission will be shared if there is <br />a Buyer's Broker representing the Buyer. CRS has a six month listing agreement. Many <br />commercial brokerage companies require a 12 month listing agreement for commercial <br />property. Our philosophy is both parties need to want to work together otherwise after six <br />months we should go our own direction.
