Additionally we're active in several local chambers of commerce, and <br />organizations on a personal level throughout the region, including the St Paul Association of <br />Realtors Government Affairs Committee. We utilize our participation to network and promote <br />the properties which we are marketing. <br />g) Property Tours / Site Visits <br />We personally introduce the property to each interested prospect. We will meet with <br />prospects and/or their brokers on -site to gain a better understanding of the site. Our strategy <br />is two -fold: first, we present the positive aspects of the property, such as the location, visibility, <br />frontage, etc.; second, we use this face-to-face opportunity to learn as much as we can about <br />the prospect and obtain any insightful information. When conducting a site visit for an <br />interested prospect, we ensure that the prospect understands the positive characteristics of <br />the site and any economic advantages to be achieved due to the physical features the site <br />may have to offer. <br />h) Internet -Based Marketing Information <br />Hardin Companies subscribes to and inputs listing information into databases such as <br />LoopNet, CoStar, Catylist, Property Line, Commercial Source, RealUp.com, MNCAR <br />Exchange of the Minnesota Commercial Association of Realtors which is a multi -listing service <br />for commercial properties. Any broker searching for office, industrial or retail properties for <br />sale or lease will see your property in this database. This database is also on-line for the <br />public to view. Additionally, the Minnesota Commercial Association of Realtors (MNCAR) <br />offers a broadcast e-mail system where any broker may send out an e-mail to all brokers that <br />are members of MNCAR advising of properties they have listed or property/space they need <br />for a client. <br />LoopNet, a national website visited by real estate professionals and investors around the <br />country, which provides another internet-based avenue for informing anyone of available <br />properties. Their marketing information states "The LoopNet listing service provides 700,000 <br />members with an inventory of sale properties of $1.1 billion and 27 million square feet <br />available for lease. LoopNet is the leading information services provider to the commercial <br />real estate industry." Where any prospective buyer or investor can receive a brochure and <br />property information via e-mail upon request. <br />Information on the site will be submitted to CoStar for input into their database, which is <br />accessed by commercial real estate brokers throughout the nation. Costar is a national <br />platform and comprehensive list of offices, retail, industrial and other select use properties in <br />the Minneapolis/St. Paul Area. The database includes detailed information on area properties <br />including tenants, owners, property specifications, sale price and contacts. Information in <br />CoStar is revised on an ongoing basis and checked for accuracy regularly through their <br />research analysts. <br />i) Hardin Companies Distribution <br />In addition to standard Internet -Based databases, Hardin Companies has developed <br />specialized distribution lists of prospective tenants, buyers and business entities throughout <br />the years.
