We will set up a schedule of regular zoom calls throughout the project. <br />.F Task <br />Assessment of Existing Conditions <br />021A <br />We will conduct due diligence related to the site and existing building including: <br />• Environmental condition/ Phase I (third party provider) <br />I Review City assessment of cost to upgrade the building for a new end user. IAG will also develop its <br />[ } own estimate of cost to replace aging equipment, make structural repairs and bring the building in <br />compliance with current code including ADA. <br />k� <br />LJ <br />u <br />LA <br />J <br />r <br />Determine Highest and Best Use <br />Our project will start by understanding the highest and best uses for the property. The market <br />analysis will include the following subtasks: <br />• Meet with City planning department and, if appropriate, Planning Commission and City Council <br />to determine allowable uses for the existing building and re -development. <br />• Conduct research regarding value of peer properties for commercial and residential uses for re- <br />use and re -development. <br />• Conduct market analyses for the most obvious uses including reuse of the existing building, <br />residential re -development opportunities and less obvious allowable uses. <br />• Synthesize market analysis to determine overall value by use. <br />F1 <br />IV <br />0 <br />
