Approval of a Comprehensive Plan Amendment changing <br />the land use for the subject property from Highway <br />Commercial to Residential. <br />2. A PUD Agreement shall be developed and signed by both <br />parties prior to issuance of a building permit. <br />3. Construct a six-foot tall opaque fence along the south <br />property line. <br />4. Staff approval of an updated landscape plan. <br />5. Staff approval of architectural plans/designs consistent with <br />the design standards for Elk Ridge Center. <br />6. Parking shall include one covered parking space per <br />residential unit. Proof of parking for 2.5 stalls per unit shall <br />be demonstrated. <br />V <br />CR 33 <br />b <br />i <br />RR <br />Hwy 10 <br />y, <br />Background/Discussion <br />The subject property, located southwest of the intersection of <br />Figure I <br />Highway 169 and 197`'' Avenue, is currently zoned Planned Unit <br />Development (PUD) and has an underlying Land Use of Highway Business. <br />The applicant is proposing a 60-unit multi -family residential apartment building in the Elk Ridge Center <br />commercial development.
