Rob: It just looks like shoe -boxed together there, if you're going to do that, make some nice <br />apartments like we've already done down on the south end of ABRA across the street, but that's <br />me, we're trying to fix something here but, I just don't feel comfortable with that property in <br />there. <br />Eric: When you explode the view and you look at the street itself and how parking would line up, that <br />would be one of my main concerns. Was the applicant, Zack, -- would they be interested in <br />wider lot widths or anything like that, or are they pretty set on the layout? <br />Zack: This is the application they put forward so I'd say this is their most preferred option. They <br />haven't been asked by the commission or city council to look at larger sized lots, but I would also <br />add that our RFP is also out right now for our comprehensive plan which could look at land -use <br />updates for this area as well for our comprehensive plan guidance. <br />Eric: I'd almost be in favor of waiting to see what happens with the comprehensive plan and what <br />they would designate here. And I see the one drawing here, you're showing — oh, theyjust have <br />them numbered differently. <br />Zack: Yea, this is a — <br />Eric: But this is down in the 30's. <br />Zack: It's 29. It's Lot 1, which you would see right here, would be removed in the event of — two <br />different drawings, two different iterations of it, but it would be the cul-de-sac here so this lot <br />would go away which would drop this lot count down to 29. <br />Eric: All right. After, I mean Jill made some really good points. I'm just not convinced it's the right <br />thing to move forward with that right now until maybe the comprehensive plan is revisited to <br />see what best suits that area holistically. <br />Zack: Chair, we did get one more public comment. It was the applicant and wants to provide some <br />additional feedback on it. <br />So he stated that the setbacks and the distance between buildings is the same as Tall Pines and <br />West Oaks. So it's similar to projects that have gone in. He says a 4-unit building — if you were to <br />put multiple 4-unit buildings in here that would be multiple buildings with no distance in <br />between them, but essentially instead of a townhome it's a common wall, so more space <br />between buildings. <br />His third comment was the rezoning is allowed, it's consistent with the comprehensive plan as <br />was Tall Pines. It was the same building down there so it's the same. It's the same situation <br />that was done for Tall Pines, the first addition. So that's the feedback that he had. <br />Eric: And Tall Pines is the development to the south? <br />Zack: Correct, that was the first addition, this would be the second addition. <br />E:j <br />
