DESCRIPTION OF SUBJECT PROPERTY BEFORE ACQUISITION <br />SITE DESCRIPTION <br />Location <br />The subject property is located within the city limits of Elk River in Sherburne County, Minnesota. The address is <br />507 Oxford Avenue NW, Elk River, MN 55330. It is assigned parcel ID number (PIN) of 75-410-0210 by <br />Sherburne County. The legal description was provided previously within the report. The subject is located at the <br />SW corner of the intersection of TH 10 and Oxford Avenue NW, and the NW corner of Oxford Avenue NW and <br />5th Street NW. <br />The immediately adjacent properties to the subject property include single family residences to the west, single <br />family residential to the south across 5th Street and single family to the north across TH 10. There is a public park <br />area (veteran's memorial) to the east across Oxford Avenue. There are some commercial uses in the immediate <br />area along TH 10, with more further to the southeast. <br />Size <br />The subject site is comprised of one tax parcel with approximate overall dimensions of 60' (north-TH 10) x 100' <br />(east -Oxford Ave.) x 59' (south-5th St.) x 117' (west), with a site area of 6,354 square feet or +/- 0.15 acres. This <br />would be considered the subject property's "larger parcel". The site dimensions and site size are based on MnDOT <br />mapping. <br />Easements <br />There are no easements, other than typical utility and roadway easements that are known to the appraiser. <br />Streets <br />The property is accessed from Oxford Avenue NW, a two-lane bituminous surfaced city street with curb and gutter <br />that fronts the subject's east lot line with 100 feet of frontage. Trunk Highway 10, a four -lane divided highway <br />borders the subject to the north with 60 feet of frontage with no access to the subject, due to existing access <br />control. 5th Street NW borders the subject to the south and is a two-lane bituminous city street. There is a signaled <br />intersection one block west of the subject at Proctor Avenue and Highway 10. Other roads in the area are two- <br />lane, bituminous surfaced. <br />Utilities <br />The subject property is served by municipal sewer and water services. All other utilities including electricity, <br />cable, natural gas and telephone are available and connected to the site. <br />Flood Zone <br />According to FEMA flood map #27141 C0390F, dated 11/16/2011, the subject is located in Zone X; areas of <br />minimal flood hazard. <br />Census Tract <br />The subject is located within Census Tract #305.03 within the City of Elk River #18674 with a map reference of <br />MN (27) Sherburne Co.
