DESCRIPTION OF THE COMMUNITY <br />The subject property is located in Sherburne County, Minnesota within the City of Elk River. Elk River is located <br />approximately 35 miles NW of Minneapolis/St. Paul and 35 miles SE of St. Cloud. Elk River is located just <br />outside the 7-county metro area. U.S. Highways 10 and 169 are the main highway arteries serving the area. <br />Minneapolis -St. Paul International Airport is located within 40 miles. Elk River is also served by the Northstar <br />Commuter Rail system that provides mass transit opportunities to the Twin Cities. <br />Elk River boasts an available and productive workforce which helps make this area a leader in job creation. <br />Employment opportunities continue to keep pace with significant population growth. This is due in part to a <br />diverse group of businesses and industries located in Elk River. The <br />district includes 10 elementary schools, five middle schools and four high schools with a total enrollment of over <br />13,000 students, making it the 8th largest district in the state. The nearest location for secondary education is in St. <br />Cloud and Minneapolis. <br />The population of the City of Elk River was 22,974 as of the 2010 census, which is a 39.7% increase over the 2000 <br />census of 16,447. Sherburne County has a population of 88,499 as of the 2010 census, representing a 37.4% <br />increase over the 2000 census of 64,417. The city and county have experienced explosive growth over the past six <br />decades, well outpacing the state.
