Lake Street <br />Minneapolis, MN 55406 <br />Re: PR#2 — Lease Area Expansion <br />Tom — <br />Attached for discussion is RJMs' COR #8 covering the estimated cost to construct the lease area add-on <br />space at the Elk River Multipurpose Center as detailed within 292 Design Group's PR#2 plan set dated <br />9/5/19. <br />As a comparison to the costs for the original Alt #1 for a similar buildout at Bid Day, this new valuation <br />translates into a net reduction in cost of approximately $322,000. The biggest contributing factors that <br />I can tell by comparing the two designs are as follows: <br />• Simplification of the HVAC distribution system (only providing RTU unit with drops) <br />• Elimination of the concrete SOG <br />• Plumbing rough -in provision only/ elimination of restroom buildout <br />• Simplification of structural steel design <br />• Elimination of interior team room walls <br />• Electrical / lighting reductions (shifting scope to future TI phase) <br />• Precast panel fagade <br />Additionally, this new valuation also gets the lease space back under the $450,000 valuation initially <br />carried throughout the preliminary design/budget phase. <br />Should you have any further questions with respect to the costs associated with this proposed <br />expansion, please do not hesitate to call. <br />Thanks, <br />7 <br />Tim Ryan <br />Project Executive <br />
