<br />Request for Action <br /> <br /> <br />To <br />Mayor and City Council <br />Item Number <br />8.1 <br />Agenda Section <br />General Business <br />Meeting Date <br />February 20, 2018 <br />Prepared by <br />Zack Carlton, Planning Manager <br />Item Description <br />Resolution: Final Plat Miske Meadows 4th Addition <br />Reviewed by <br />Chris Leeseberg, Senior Planner <br />Reviewed by <br />Cal Portner, City Administrator <br /> <br />Action Requested <br />Adopt, by motion, a resolution approving the Final Plat of Miske Meadows Fourth Addition with the <br />following conditions: <br />1. A Development Agreement must be signed by the city and developer prior to releasing the final <br />plat for recording. <br />2. Park Dedication shall be paid in the amount required by the city when the final plat is released for <br />recording (currently $1,425.93/lot). <br />3. Surface Water Management Impact Fee be paid in the amount required by the city when the final <br />plat is released for recording (currently $240/lot). <br />4. Water Availability Charge shall be paid in the amount required by the city when the final plat is <br />released for recording (currently $355/ plumbing unit). <br />5. A Letter of Credit shall be provided to the city in the amount of 100% of the costs of the public <br />improvements. <br />6. Upon completion of all improvements and acceptance by the city, a security or warranty in a form <br />acceptable to the city engineer must be secured. <br />7. Development Plan shall be approved by the city engineer prior to issuance of building permits. <br />8. Satisfaction of all conditions of the preliminary plat update approved January 16, 2018. <br />9. Satisfaction of all comments in the comment letter dated February 13, 2018. <br />10. Staff approval of all updated plans. <br />11. All mail boxes shall be clustered. <br />12. Any item or condition found that indicates the site is likely to yield information important to pre- <br />history or history shall be reported to the city immediately. Further, the city reserves the right to <br />stop work authorized in its approval until the site is appropriately investigated and work is <br />authorized. <br /> <br />Background/Discussion <br />The updated preliminary plat of Miske Meadows was approved on January 16, 2018, and included a total <br />of 385 buildable parcels. To date, 105 parcels have been final platted, and the current proposal plats <br />another 72 single-family lots and one outlot which will include a drainage pond maintained by the city. <br />The proposal also extends Johnson Street south from River Park Third Addition and completes the loop <br />between Hoover and Edison Streets. <br /> <br />The connection to Sunset Ridge via Lincoln Street is planned as part of the public improvements with <br />Miske Meadows Fourth Addition.
