Theproposed subdivisionis consistent withthezoning regulations (article VIof thischapter) andconforms inall <br />respects withallrequirementsofthisCode, includingthezoning regulationsandthisarticle. <br />Theproposedsubdivision requiresapprovalof arezoning application. Providedthezoningis <br />amended toPUD, andrecommended conditionsare included, theproposed subdivision is <br />consistent withallzoning regulations. <br />2. Theproposed subdivision isconsistent withallapplicablegeneralandspecializedcity, county, andregional plans, <br />including, butnotlimited to, thecity'scomprehensive developmentplan. <br />Thesubdivisionisconsistent withallapplicable plans. <br />3. Thephysical characteristics ofthesite, including butnotlimitedtotopography, soils, vegetation, susceptibilityto <br />erosionandsiltation, susceptibilitytoflooding, anddrainage aresuitablefor thetypeanddensityofdevelopmentand <br />usescontemplated. <br />Thephysicalcharacteristics ofthesitesupport theproposed use. Encroachments intothe wetland <br />setback andbuffer canbeapproved through thePUDprocess, butstaffhasincluded acondition <br />thatencroachments closer than25 feetfromthewetlandor stormwaterpondarenotpermitted. <br />4.
