F) It is the sole obligation of the Lot Owner and House Contractor to maintain <br />his/her lot i1h a neat and orderly condition at all times througfiA the <br />term of construction and thereafter. The House Contr er•shall provide <br />a dumpster or adequate size for disposal of all construction debris. The <br />House Contractor shall keep the street clean of mud and dirt in front <br />of the house. <br />G) No house or sthll:be occupied for residential purposes until the exterior <br />thereof is completely finished and a certificate of occupancy has been <br />issued by the City of Elk River. All structures, yards and driveways shall <br />be finished six (b) months after commencement of the excavation for the <br />construction thereof. <br />H) All uses of the Lots shall, as a minimum, comply with the zoning and other <br />applicable ordinances and regulations fo the City of Elk River. The <br />standards herein contained shall be considered as requirements in addition <br />to said zoning and other applicable ordinances and regulations. <br />I) No structure shall be erected on any Lot without the prior review and <br />written approval of thEdD6-ielopor of plans,.specifications, and exterior <br />building materials and colors. <br />J) No sod, soil, sand or gravel shall be sold or removed from any Lot except <br />for the purpose of excavating for the construction or alteration ofa <br />structure on said hot or an appurtenance therto or for the proper grading <br />therof. In the event that there is any excess dirt in said Lot, the excess <br />dirt, at the option of the Declarant, shall be hauled ano.dumped..within <br />Hilltop Woods. <br />Section 4... HWKI—Pry p USES <br />No unsightly growths shall be permitted to grow or remain upon the <br />premises. No refuse -pile or unsightly objects shallbr, allowed to be <br />placed or suffered to remain any whre thereon. In the event that the <br />Owner of any Lot shall fail or refuse to keep such premises free from weeds <br />or refuse:pllos:or other unsightly growths or objects, then the Developor <br />may enter upon such lands and remove-iAhe,same at theexpense of the Owner <br />and such entry shall not be deemed as trespass and in the event of such a <br />removal, a lien shall arise and be created in favor, of .the..Developor. And <br />against such a Lot for the full refund, payable within thirty.(30) days <br />after the Owner is billed. No Lot shall be used in whole or in part for <br />the storage of rubbish of any character whatsoever, nor for the storage <br />of any property or thing that will cause such Lot to appear in an unclean <br />or untidy condition or that will be obnoxious to the eye;nor should any <br />substance, thizIq that will cause any noise that will or might disturb the <br />peace, qui' ..or.: comfort of the occupants of surrounding property. <br />
