Request by PlanScape Partners for Conditional Use Permit for Auto body repair shop. <br />Public Hearing - Case No. CU 04-19 <br /> <br />Planner Chris Leeseberg explained that the City Council approved an amendment to the <br />City's land use regulations to allow motor vehicle repair shops as conditional uses in the <br />Business Park zoning district. PlanScape Partner, on behalf of ABRA Auto Body, is <br />requesting approval to construct a one-story 17,950 square foot building in The Pines Town <br />Office Park 3rd Addition for a automotive repair shop. Mr. Leeseberg reviewed issues <br />related to parking and circulation, landscaping, and exterior finishes. He noted that grading <br />and drainage issues are addressed in the City Engineer's memo dated July 14, 2004. Staff <br />recommends approval of the request with the two conditions listed in the staff report. <br /> <br />Chair Ropp opened the public hearing. <br /> <br />Ron Fiscus of PlanS cape Partners, applicant, noted that the slopes referred to in City <br />Engineer T eny Maurer's memo are actually 4: 1, not 2: 1 and therefore, meet the City's <br />standards. He stated that they would make all the changes as recommended by Mr. Maurer. <br /> <br />There being no further public comment, Chair Ropp closed the public hearing. <br /> <br />MOTION BY COMMISSIONER PEDERSON AND SECONDED BY <br />COMMISSIONER ANDERSON TO RECOMMEND APPROVAL OF THE <br />REQUEST BY PLANSCAPE PARTNERS FORA CONDITIONAL USE PERMIT <br />FORAN AUTOBODYREPAIR SHOP, CASE NO. CU 04-19, WITH THE <br />FOLLOWING CONDITIONS: <br /> <br />1. ALL COMMENTS OF THE CITY ENGINEER SHALL BE <br />ADDRESSED. <br />2. IF THERE IS TO BE AN EXPANSION OF THE EITHER THE <br />BUILDING OR THE PARKING LOT, THE APPLICANT SHALL <br />APPLY FOR AN AMENDMENT TO THE CONDITIONAL USE <br />PERMIT. <br /> <br />MOTION CARRIED 6-0. <br /> <br />6.
