Call Meeting To Order <br /> <br />Pursuant to due call and notice thereof, the meeting of the Elk River Planning Conunission <br />was called to order at 6:30 p.m. by Chair Ropp. <br /> <br />2. Consider 7/27/04 Planning Conunission Agenda <br /> <br />MOVED BY COMMISSIONER PEDERSON AND SECONDED BY <br />COMMISSIONER LEMKE TO APPROVE THE AUGUST 27,2004 PLANNING <br />COMMISSION AGENDA. MOTION CARRIED 6-0. <br /> <br />3. <br /> <br />Consider 6/22/04 Planning Conunission Minutes <br /> <br />MOVED BY COMMISSIONER PEDERSON AND SECONDED BY <br />COMMISSIONER LEMKE TO APPROVE THE JUNE 22, 2004, MINUTES. <br />MOTION CARRIED 5-0-1. Conunissioner Anderson abstained. <br /> <br />4. Planning Conunission Representative to Attend City Council Meeting <br /> <br />Conunissioner Lemke will attend the August 16,2004 City Council meeting. <br /> <br />5.1. Request by TLM Land Holdings. LLC for Preliminary Plat (Belmont Estates). Public <br />Hearing - Case No. P 04-17 <br /> <br />Chris Leeseberg stated that the applicant is requesting preliminary plat approval to subdivide <br />a 14-acre parcel into 29 single-family lots, located south of County Road 12 at the Nixon <br />Street alignment. He noted that the following issues need to be addressed: <br /> <br />- Extending Nixon Circle to the south plat boundary <br />- Drainage issues and calculation errors <br />- Storm water ponds do not meet city requirements <br />- Limited buildable area on Lot 8, Block 2 <br />- Garage elevations lower than the street level <br /> <br />Mr. Leeseberg reviewed issues relating to park dedication, access, and circulation. He noted <br />that grading and drainage issues are addressed in the City Engineer's memo dated July 15, <br />
