Meadowvale Townhomes <br /> <br />Meadowvale Builders, LLC, has requesting rezoning 10.72 acres located <br />east of Meadowvale Road and north of the Burlington Northern Railroad, <br />from R1c (Single Family Residential) to PUD (Planned Unit Development). <br />They have also submitted a request for preliminary plat approval of a 27 <br />unit townhouse development. Staff recommends a park dedication fee <br />be paid in lieu of the 10% of the undeveloped land and that the <br />developer be responsible for the development of a trail along <br />Meadowvale Road. <br /> <br />Discussion followed regarding the number of trees which would be lost in <br />this development. It was suggested that a joint meeting with the Planning <br />Commission be held to discuss a tree preservation ordinance. <br /> <br />e COMMISSIONER ANDERSON MOVED TO RECOMMEND A PARK DEDICATION <br />FEE BE PAID IN LIEU OF THE 10% OF THE UNDEVELOPED LAND AND THAT THE <br />DEVELOPER BE RESPONSIBLE FOR THE DEVELOPMOENT OF A TRAIL ALONG <br />MEADOWVALE ROAD (FEE TO BE DETERMINED AT TIME OF FINAL PLAT). <br />COMMISSIONER WESTRUM SECONDED THE MOTION. THE MOTION CARRIED <br />7-0. <br /> <br />6.b. Northbound Crossina Commercial Plat <br /> <br />Staff report by Steve Wensman. Phoenix Enterprises proposes to plat <br />Outlot A of Hillside Crossing Five into two lots, Lot 1, 4.23 acres and Lot 2, <br />2.4 acres. A 11,226 sq. ft. Goodwill Industries store and 2,685 sq. ft. Sherwin <br />William's paint store are proposed for the sites. A pond area to the rear of <br />the site will be fenced off from the commercial and left open to the <br />residential area to the east. Staff has asked that the fence have a gate <br />for access and maintenance. Steve indicated that although there is a <br />need for additional neighborhood park land in this area (Park Service <br />Area 19), the site is poorly situation for a park. Staff recommends a cash <br />dedication lieu of land to satisfy the park dedication requirements. <br /> <br />COMMISSIONER PETERSON MOVED MAKE THE FOLLOWING <br />RECOMMENDATIONS FOR THE NORTHBOUND CROSSING COMMERCIAL <br />PLAT: <br /> <br />e <br />
