The proposed subdivision will not have an undue and adverse impact on the reasonable development of neighboring land. The proposed subdivision will not impact reasonable development of neighboring land. Although most of the surrounding properties are developed with homes, there are two 10 acre parcels (75-101-3402 & 75-101-3403) directly to the east, one with a home and one without. They are currently owned by the same party. Both of these properties are currently accessed via Grant Street and could be subdivided into 2 ½ acre parcels. In order to limit the number of cul-de-sacs, a street connection between Grant St. and the proposed Johnson St. (Circle) is in the best interest of the city. 8. The proposed subdivision is not premature. A subdivision is premature if any of the following exists: a. Lack of adequate stormwater drainage. b. Lack of adequate roads. c. Lack of adequate sanitary sewer systems. d. Lack of adequate off-site public improvements or support systems. The subdivision is not premature as the above conditions have been provided for. Financial Impact None Statutory Review Period Per State Statute §15.99 the required 120-day review period ends on November 27, 2018.
