The proposed subdivision will not have an undue and adverse impact on the reasonable development of <br />neighboring land. <br />The proposed subdivision will not impact reasonable development of neighboring land. <br />Although most of the surrounding properties are developed with homes, there are two 10 <br />acre parcels (75-101-3402 & 75-101-3403) directly to the east, one with a home and one <br />without. They are currently owned by the same party. Both of these properties are currently <br />accessed via Grant Street and could be subdivided into 2 ½ acre parcels. In order to limit the <br />number of cul-de-sacs, a street connection between Grant St. and the proposed Johnson St. <br />(Circle) is in the best interest of the city. <br /> <br />8. The proposed subdivision is not premature. A subdivision is premature if any of the following exists: <br />a. Lack of adequate stormwater drainage. <br />b. Lack of adequate roads. <br />c. Lack of adequate sanitary sewer systems. <br />d.
