ELK RIVER LAND DEVELOPMENT <br /> • <br /> I. PROJECT DESCRIPTION <br /> The project consists of development of an 18.89± acre property at US Highway <br /> 169 and 197th Street, NW into seven commercial parcels. Development will <br /> require construction of a public street and public utilities. <br /> II. DEVELOPER <br /> The Developer is Morcon Real Estate and Development, LLC, (MRED) which <br /> currently has the property under contract. MRED prides itself in innovative and <br /> exclusive commercial projects. MRED has completed numerous retail, office, <br /> airport, and hotel projects. <br /> Schoell and Madson, Inc. of Minnetonka is providing the consulting engineering <br /> planning, surveying, and environmental services for the development. <br /> Miller Dunwiddie Architects of Minneapolis is providing the architectural and site <br /> planning services for the development. MDA has a twenty-year history of <br /> completing successful retail and commercial projects with MRED. <br /> IIIWelsh Companies is providing the marketing and leasing services for the <br /> development. <br /> III. PROJECT DATA <br /> A. Development Data <br /> The gross project area is 18.89± acres. The minimum required lot area is <br /> one acre (43,560 square feet) and the minimum required lot width is 100 <br /> feet. The 7 proposed lots will average 96,704 square feet and all lots <br /> exceed the minimum requirements. A total of 3.27 acres of public right of <br /> way will be dedicated for the rerouting of existing 197th Avenue, NW and <br /> an extension, north, of existing Holt Street, NW linking it to 197th Avenue, <br /> NW. <br /> B. Zoning <br /> The property is currently zoned R, Medium Density Residential. The <br /> development requires rezoning to C-3, Commercial Highway Business.
