PROPOSED URBAN DESIGN STANDARDS <br /> Commercial/Mixed Use/Civic Areas: <br /> • cinemas,theatres&auditoriums; <br /> • eating places and restaurants,with or without outdoor seating(excludes drive-through facilities); <br /> • food stores and food markets; <br /> • hotels and inns; <br /> • gasoline stations; <br /> • general office and business uses such as financial,insurance&real estate services(excluding drive-through facilities); <br /> • general merchandise retail,such as electronics,soft goods,variety stores,dry goods,hardware supplies,furniture sales, <br /> and garden supplies(excludes vending machine operators and direct selling organizations); <br /> • health clubs and gymnasiums; <br /> • indoor recreation,such as ice and roller rinks; <br /> • miscellaneous retail trade,such as florists,newspaper&magazines,camera&photo supplies,gifts,optical goods,pet <br /> sales&supplies,books,stationery,art&hobby supplies,antiques,stamps&coins,jewelry sales&repairs; <br /> • personal services,such as photo services,barber&beauty services,dry cleaners,and shoe repair(excludes industrial <br /> laundering&funeral parlors); <br /> • multifamily rental housing or condominiums(must be over ground-floor commercial uses,not to exceed 30 dwellings per <br /> net acre); <br /> • professional services,such as medical&health offices&clinics,engineering&design,legal&counseling services <br /> (excludes laboratories and ambulance services); <br /> • temporary seasonal sales,such as Christmas tree or pumpkin sales(not to exceed 45 days per calendar year); <br /> • Farmers'markets(limited to one per week); <br /> • churches and religious institutions(not providing sleeping accommodations); <br /> • community-serving facilities, such as libraries, postal customer stations, daycare, senior, teen & recreation centers <br /> (excludes postal distribution centers);and <br /> • cultural facilities,such as community theatres,museums and galleries. <br /> Open Space: <br /> • indoor recreation facilities(not to exceed a 10%lot coverage); <br /> • outdoor recreation facilities (floodlighting not to exceed 0.5 foot-candles at the property line of adjacent residential <br /> uses); <br /> • concession stands(not exceeding 500 square feet);and <br /> • exhibit space&interpretive trails. <br /> Town Center Residential Areas: <br /> • attached and/or stacked residences, such as townhouses,multifamily rental housing and condominiums (at 15 to 25 <br /> dwellings per net acre,and with at least 4 units per building); <br /> • assisted living facilities(must meet commercial entry requirements); <br /> • ground-floor retail&office space(only where residences occur above);and <br /> • home offices and businesses. <br /> Single-Family Residential Areas: <br /> • detached single-family residences;and <br /> • accessory units. <br /> S <br /> 4 •CALTHORPE ASSOCIATES <br />
