CITY OF RAMSEY <br /> 411 <br /> BUILDING PLACEMENT AND MASSING <br /> Build-To Lines <br /> Building facades shall comprise at least 70% of each street edge identified on the Regulating Map. To meet this <br /> requirement,building facades for commercial/mixed use buildings in commercial/mixed use areas must be 0-5 feet from <br /> the streetside property lines where build-to lines are drawn. Awnings and architectural features may project beyond the <br /> build-to lines. Recessed arcades and trellises are encouraged. If the overall program exceeds the 70%requirement, <br /> buildings may be placed in the interior of the block. Major anchor stores of 30,000 square feet or more may also be placed <br /> in the interior of the block. Buildings in the industrial/research&development area must be 5-15 feet from the streetside <br /> property line. <br /> Building Orientation <br /> All retail,civic,residential,and office building entries shall front onto public streets,with the exception of mid-block <br /> residences and anchor stores of sizes greater than 30,000 square feet. The anchors' entrances must be connected to <br /> adjacent streets via a landscaped,publicly accessible walkway. Access from parking may be via mid-block passage- <br /> ways,or"paseos,"to the street. Secondary entries may be placed at the rear of street-facing buildings.Blank walls and <br /> ground-floor parking garages are not permitted adjacent to streets. <br /> S Building Height <br /> Building frontage at build-to lines shall have a minimum height as indicated on the table by building type,with height to <br /> be measured in accordance with the city's adopted ordinances and standards. The maximum height may be regulated by <br /> city zoning standards. <br /> Land Use Commercial/ Town Center Civic <br /> Mixed Use Residential <br /> Minimum 1 story or 2 stories 2 stories or <br /> Building Height 18'min. 25'min. <br /> • <br /> PERMITTED USES <br /> The following uses are permitted in areas with the land uses areas designated on the Regulating Map.In Commercial/Mixed <br /> Use areas,neighborhood-serving retail stores(such as full service grocery,drug and hardware stores),entertainment uses, <br /> restaurants,and specialty shops are preferred.
