• Upper Facade <br /> • An articulated parapet shall be required for each building Unit Width <br /> • The same Parapet/Cornice detail shall not exceed 20'-25'in length i.e. The Unit Width <br /> • The same Parapet/Cornice height shall not exceed 20'-25'in length i.e. The Unit Width <br /> • The Parapet Panel, if greater in height than four feet, shall have at least 25% of the area <br /> devoted to some design treatments that are to be unique to each Unit but shall be similar to <br /> adjacent Units. Single "Medallion Inserts" shall not be allowed <br /> • A date and/or name stone(if desired)shall be in Parapet Panel or as an integral part of the <br /> Parapet/Cornice design <br /> • Roofline shall be hidden by parapet <br /> • Parapet design shall be integrated as an overall part of the storefront design and not of <br /> different material than the main facade of a unit <br /> Windows <br /> • A minimum of three windows shall be provided in the Upper Façade <br /> • The sum of A,B,C,D,E... (area between all windows)shall not be greater than 45%of the <br /> total Unit Width. <br /> • Window widths in Upper Facade shall not be greater than 32-inches <br /> • No more than two windows can be ganged together in the Upper Facade <br /> • All windowsills shall be at the same height in a given Unit and shall be articulated with an <br /> acceptable material <br /> • Wood and/or metal framing is allowed. Sash and window surrounds shall be painted a color <br /> to coordinate with the building's overall color scheme. <br /> III • Shutters on upper windows are not recommended. <br /> • Reflective or tinted/dark glass are not recommended <br /> Signs <br /> • Signs should complement, rather than compete with,the character of the building and <br /> downtown. <br /> • Signs should be designed to fit within the proportions and scale of the individual building <br /> • Wall-mounted or projecting signs shall be no higher than bottom of the second floor <br /> windows <br /> • Window and transom signs are encouraged <br /> • Only one wall-mounted sign shall be allowed above Stringcourse <br /> • Aside from a date and/or name stone no signage shall be placed within the Parapet Panel <br /> area <br /> Not allowed: <br /> • Back-lit signs <br /> • Molded plastic canister signs <br /> • Signs with strobes lights, flashing elements or distracting actions <br /> • Signs that call attention to themselves at the expense of neighboring businesses because <br /> of color, scale, lighting, material, or other obtrusive features <br /> Awnings <br /> • Awnings shall be of a canvas material in either a solid or striped pattern <br /> • Awnings may be either fixed or operable <br /> • • All awnings shall be designed to fit the opening that is intended to cover <br /> • Awnings, if desired, shall be placed at a minimum over all Storefront windows of a unit <br />
