DOWNTOWN GUIDELINES <br /> One of the reasons often stated for people's affection for Downtown Elk River is that they <br /> like its"character."The doorways and windows that allow the pedestrian to look into the buildings, <br /> the warmth of the building material,and the small town architecture all combine to create a friendly <br /> and inviting atmosphere. Maintaining and enhancing this character is an important aspect of both <br /> renovations and new construction. As Downtown Elk River changes,future renovations as well as <br /> any new construction should reinforce the general character and quality of the downtown,while <br /> clearly being an expression of the architecture of it own time. The design of new construction <br /> should take into consideration the location of the proposed building as well as incorporate traditional <br /> design elements. <br /> Acceptable Building Materials (for street side) <br /> • Brick <br /> • <br /> • <br /> Acceptable Accent materials: <br /> • Stucco, EIFS and other cementitious coating as an accent not to exceed 5% of Unit <br /> Area <br /> • Wood as an accent material in the Storefront area <br /> • Cut stones such as Granite/Marble/Limestone... <br /> • Concrete Masonry Units,in Kickplate only,shall have a dimensional characteristic that <br /> •• of brick <br /> Non-acceptable materials: <br /> • Concrete masonry units will not be allowed on main façade of building <br /> • Wood sheathing such as Plywood, T-111 or similar product shall not be allowed <br /> • Architectural metal,Fiberglass or Aluminum panels <br /> • No metal construction <br /> • Styrofoam <br /> • Vinyl <br /> • Siding <br /> • Wood shakes as a new material <br /> • Painting exterior brick surfaces that have never been painted. <br /> • <br /> The Building <br /> • Zero lot line <br /> • Building setback to abut sidewalk <br /> • Building height not to exceed(Houlton building by more than five feet)or three stories,which <br /> ever is greater <br /> • Building height shall not be less than 24'-0"from Main Street sidewalk or two stories,which <br /> ever is greater <br /> • • Building elevations to parallel street <br />
