Memo to Planning Commission/P 02-08 <br /> April 23,2002 <br /> Page 2 <br /> • Overview <br /> The applicant is proposing to replat 53.95 acres into a residential PUD. This project will <br /> include a mix of single family lots and townhouse units. Most of the project area was <br /> included in the PUD for Trott Brook Farms,which was approved by the City Council on <br /> August 17,1998.They are also proposing to include about 6 acres that was not in the original <br /> Trott Brook Farms PUD and was acquired from the City in a land exchange. <br /> Existing Conditions <br /> The 53.95 acres is located in the northwest corner of Trott Brook Farms at the intersection <br /> of Trott Brook Parkway and Twin Lakes Road.The property has varying topography and <br /> numerous wetlands.There are 15.96 acres of wetlands.The adjacent land uses included Twin <br /> Lake Townhomes on the west side of Twin Lakes Road,the Becker property to the north,a <br /> large wetland and future single family residential to the south and future single family <br /> residential to the east. There are 3 high pressure gas mains located in western portion of the <br /> property running southeast to northwest. <br /> Trott Brook Parkway was platted as part of Trott Brook Farms 8th Addition and should be <br /> constructed this summer.Sewer and water will be installed within the right of way as part of <br /> that project. <br /> Project Description <br /> • Unit Mix <br /> The original Trott Brook Farms plat included 600 units, 348 single family lots and 252 <br /> townhouse units.This replat involves changing 14 single family lots into 29 townhouse units, <br /> changing 9 single family lots into 30 townhouse units and changing 39 townhouse units into <br /> 41 townhouse units. There is a 23 single family lot component to this replat that is <br /> unchanged from the original plat.They are also adding 6 acres to the original plat;on those 6 <br /> acres are 10 townhouses. The original plat included 85 units in this area,46 single family lots <br /> and 39 townhouses. The replat consists of 23 single family lots and 110 townhouses,a net <br /> change of 48 units. This mix of units is similar to Trott Brook Farms South : <br /> Trott Brook Farms South Marshes of Trott Brook Farms <br /> Single family lots 19 (12%) Single family lots 23 (17%) <br /> Townhouses 130 (88%) Townhouses 110 (83%) <br /> Total units 149 (100%) Total units 133 (100%) <br /> Density <br /> The overall density of this plat is 3.86 units per acre (133 units/34.37 net buildable acres). <br /> The density of this area in the original Trott Brook Farms plat,including the additional 6 <br /> acres and 10 units, was 2.76 units per acre (95/34.37). <br /> S:\PLANNING\Case Files\P 02-08 Marshes of Trott Brook\PC4-23.doc <br />
