Memo to Planning Commission <br /> February 29,2000 <br /> Page 3 <br /> • Building Elevations <br /> Face brick and stucco are the principle materials found on the west and south <br /> elevations. Large display windows also cover most of the lower half of the <br /> west and south sides of the building. The east side, which faces Evans Street, <br /> consists of face brick and split faced block and the north side, which backs up <br /> to the back of the Amoco store, is rock face block. Two cupolas are located at <br /> the southwest corner of the building. <br /> A dumpster enclosure will be attached to the east side of the building. The <br /> exterior of the enclosure will be face brick to match the building. <br /> Landscaping <br /> The landscape plan as proposed is insufficient. It does not provide the <br /> number of plantings required by the code. Staff is currently working with the <br /> applicant on a landscape plan that meets the requirements of the landscape <br /> ordinance. Changes will include additional street trees, additional shade <br /> trees on site and in the parking lot, ornamental trees and some evergreens. <br /> Signage <br /> • All signage shall comply with the Hillside Crossing PUD Agreement. The <br /> agreement allows one freestanding monument sign no higher than 10 feet <br /> and no larger than 100 square feet. The site plan shows a monument sign in <br /> the northwest corner of the site, along Highway 169. The PUD agreement <br /> also allows 2 wall signs. The building elevations show a wall sign on the <br /> south side of the building and one on the west side. All signs will require a <br /> sign permit. <br /> There is an existing entrance sign at the driveway from Evans Street. The <br /> sign currently includes the Amoco emblem, the applicant can also have a <br /> similar sized emblem on that sign. The site plan should be revised to show <br /> this existing sign. <br /> The existing Menards/Goodwill sign will also remain. The developer, Phoenix <br /> Enterprises, will have a private sign agreement easement with the owner of <br /> the Harley-Davidson dealership in order to retain control of the sign. <br /> Recommendation <br /> Staff recommends the Planning Commission recommend approval of the <br /> preliminary plat request for Harley Addition with the following conditions: <br /> • <br /> S:\PLANNING\SCOTT\CU005.DOC <br />
