Memo to Planning Commission <br /> February 29,2000 <br /> Page 2 <br /> • south of the Amoco convenience store. All the appropriate easements are in <br /> place. Access to the property will be limited to the existing access from Evans <br /> Street, which also services the Amoco store. The City Engineer had no <br /> comments on the plat; he felt it was approvable as presented. <br /> Park dedication or stormwater management fees have not been paid on these <br /> 2.02 acres. When the Hillside Crossing Three was platted park dedication <br /> and stormwater management fees were collected for Lot 1 but not Outlot A. <br /> Now that Outlot A is being platted, park dedication and stormwater <br /> management fees should be collected. <br /> Conditional Use Permit <br /> The applicant is requesting a conditional use permit for motorcycle sales and <br /> service. The proposed store will be a Harley-Davidson dealership. They are <br /> proposing a 39,939 square foot building consisting of two stories and a <br /> basement. The building will have a footprint of 17,930 square feet. The main <br /> floor will be the sales and service area; the second floor will include office <br /> area and display area; the basement will include underground parking and <br /> storage. <br /> Parking and Access <br /> IIAccess to the site will be via the existing entrance from Evans Street which <br /> currently serves the Amoco store. No other access is permitted. The site plan <br /> shows 98 parking spaces, 70 surface parking spaces and 28 spaces provided <br /> in an underground garage beneath the building. Fifty-seven parking spaces <br /> are required by code. Access to the underground garage will be on the west <br /> side of the building. The drive aisles and parking spaces meet the <br /> dimensional requirements of the zoning code. The layout of the parking lot is <br /> acceptable. A striped parking island is shown at the east end of the row of <br /> parking spaces located in the center of the parking lot. This island should be <br /> curbed and landscaped and a second curbed and landscaped island should be <br /> provided at the west end of the row. <br /> Grading, Drainage and Utilities <br /> Grading, drainage and utility issues are addressed in the City Engineer's <br /> memo. Retaining walls will be constructed on the west side of the site, <br /> adjacent to the drive aisle which will provide access for the underground <br /> parking <br /> • <br /> S:\PLANNING\SCOTT\CU005.DOC <br />
