Planning Commission Minutes <br /> February 27,2001 <br /> Page 7 <br /> iCondition 2, Wall signs-Mr. Finnemann asked that they be allowed some <br /> flexibility in working with the wall signage for potential tenants. He explained the <br /> businesses have their own standards and he would like to accommodate them <br /> as much as possible. <br /> Conditions 3 and 4, Trash and outdoor storage-The applicants have no <br /> concerns. <br /> Condition 5, Landscape plan-The applicants are willing to work with staff by <br /> planting larger trees of planting off-site. <br /> Condition 6, Reduction in size of leased space-The applicants objected to the <br /> 1,000 sq. ft. reduction in the size. They feel that the parking required by staff is a <br /> "worst case" scenario. Mr. Finnemann stated that the cross-parking suggested by <br /> Mr. Thielen would serve as a relief valve and that parking issue would resolve itself. <br /> Condition 7, City Engineer's comments-Mr.Thielen did not have any issues with <br /> the recommendations. He stated that if they can meet the approvals of the <br /> utilities regarding placement of the monument sign, they would like to utilize that <br /> location. <br /> Condition 8, Parking lot lighting-The applicants were in agreement with staff's <br /> recommendation. <br /> • Condition 9, Entrance sign-Mr. Finnemann felt the signage was necessary to <br /> direct traffic to their site. He noted that the lighting would be soft and not <br /> obtrusive to the neighbors. <br /> Mr. Finnemann stated that he has been working with Dan Smith of Perkins to <br /> address his concerns regarding drainage. He felt the system they are proposing <br /> will send less water to the Perkins site than goes there currently. Mr. Finnemann <br /> felt that the problems Mr. Smith is experiencing is due to the fact that the <br /> backyard of Perkins area is shaded by the building. He felt that the surface <br /> drainage plan which is proposed is better than a piping system. Mr. Finnemann <br /> stated that they will continue to work with Mr. Smith. <br /> Tim Sladek, 11448 190th 1/2 Avenue NW, Park and Recreation Commission <br /> representative, asked who is in control of the landscaped, irrigated berm along <br /> Dodge. Mr. Thielen stated that the hotel has been taking care of the berm and <br /> that when the Precision Tune building is completed, they will be taking over the <br /> maintenance and irrigation of that portion of the berm. Mr. Sladek expressed his <br /> concern that the berm and trees have not been maintained. Mr. Sladek stated <br /> that he supported the entrance sign proposed by the applicant in order to keep <br /> traffic from coming unnecessarily down Dodge Street, because customers could <br /> not find the entrance. He noted that there is a City trail on the north side of <br /> Country Inn &Suites and they would like to keep traffic out of this area for the <br /> safety of the trail users. <br /> Gene Carlson, 18869 Dodge Street, expressed his concern that the view out the <br /> • front of his house would be the Precision Tune building.
