The plat consists of the extension of Victoria Drive to the northern end and <br /> then the 207th Avenue right-of-way westerly to the plat limits. According to <br /> City policy, 207th Avenue will need to be constructed to the northwest corner <br /> of the plat. City policy states that when roads are extended for future <br /> development that they also be constructed to that point. This policy ensures <br /> that all lot owners realize there will be additional road construction in the <br /> future and eliminates the question of who pays for the road as the future <br /> developments occur. <br /> 5. There appears to be a low area at the north end of Victoria Drive, partially on <br /> the site, partially on the property to the north. This low area is not addressed <br /> by the grading plan. <br /> 6. Emergency overflow location and elevation need to be shown to indicate that, <br /> should the catch basins become plugged or inundated, storm water runoff <br /> can make it to the ponding area without endangering any property. <br /> 7. No wetland delineation was provided with the submittal package. There <br /> appear to be low areas in Outlot A and Outlot B that could possibly be <br /> wetlands. We would recommend that a determination be made of these <br /> areas as to whether or not they are wetlands. <br /> • 8. Drainage and utility easements 10-feet in width should be provided along the <br /> outlots' frontage with the roadway. <br /> 9. It is unclear for what Outlot C is intended. Outlot C is a relatively narrow <br /> sliver of land approximately 800 feet long that extends southerly from the east <br /> end of 206th Avenue Northwest. <br /> 10. There is an existing structure on Outlot B. Is this to be removed? Given the <br /> existing structure on this outlot, we wonder whether there has been any other <br /> movement around the site that would make this area unsuitable for a <br /> community wastewater treatment facility. <br /> If you have any questions regarding any of these comments, please call. <br /> Sincerely, <br /> Howard R.
