It is therefore, difficult to eliminate nonconforming land uses using this <br /> method. <br /> Reducing the time frame to six months increases the probability of eliminating <br /> nonconforming land uses while still permitting adequate time for the owner to market <br /> the property. <br /> There is no provision within the Land Use Statute stipulating a minimum timeframe for <br /> compliance of nonconforming uses once they have been discontinued. <br /> Recommendation <br /> Staff recommends that the Planning Commission recommend to the City Council <br /> adoption of the ordinance amendment to shorten the compliance timeframe from one <br /> year to six months for discontinued nonconforming uses. <br /> • <br /> • <br />
