Standards are referred to in the remainder of the Growth Management Plan as <br /> • WPC-40 regulations. <br /> (6) Medium Density Residential (MR). Medium density residential land use guides <br /> single family residential use with a minimum lot size of approximately one-third <br /> (1/3) acre. All medium density residential land lies within the urban service <br /> district. All development within these areas requires connection to municipal <br /> sewer and water, except that certain areas may be developed on one acre <br /> minimum lots without connection to municipal sewer and water provided that <br /> the owner must provide an overlay plat showing how the lots may be further <br /> subdivided in the future when sewer and water is available. The medium density <br /> residential area will also accommodate multi-family structures including <br /> duplexes and townhomes within prescribed zoning districts. <br /> (7) High Density Residential (HR). The high density residential land use guides multi- <br /> family development including apartment buildings. All high density residential <br /> land lies within the urban service district. All development within these areas <br /> requires hook-up to municipal water and sewer. The maximum number of <br /> dwelling units per acre is twenty-two (22). <br /> (8) Central Business District (CB). The Central Business Districts guides professional <br /> and business offices, financial institutions, retail shops and stores, taverns, hotels <br /> and restaurants. IT is an area of high visibility and transition. Renovation and <br /> redevelopment within the Central Business District will need to be encouraged <br /> by the city. <br /> • (9) Community Commercial (CC). The Community Commercial District is designed <br /> to provide for commercial opportunities to serve a smaller trade area than <br /> regional commercial. Uses will typically be both service oriented and provide <br /> convenience shopping. The Community Commercial land use is the <br /> appropriate designation to implement the commercial element in Business Park <br /> zoning. <br /> (10) Highway Business (HB). The Highway Business District is an automobile oriented <br /> service district consistent with C3 zoning. All development of highway business <br /> within the urban service district is required to hook up with municipal water and <br /> sewer. <br /> (11) Light Industry (LI). Light industry land use allows offices, enclosed storage and <br /> warehousing, research laboratories and light manufacturing. Light industrial <br /> development within the urban service district is required to hook up to municipal <br /> water and sewer. Light industrial is the appropriate land use to implement the <br /> Business Park zoning. <br /> (12) Medium Industry (MI). Medium industry land use guides for contracting yards, <br /> grain and feed elevators, lumber yards, concrete products processing, <br /> processing of natural resources, and truck terminals. Medium industrial <br /> development within the urban service district is required to hook up to municipal <br /> water and sewer. <br /> • <br />
