4; <br /> Steering Committee Minutes ge 4 <br /> May 25, 1994 <br /> • Pat pointed out that if we take the net available acres of 143, in the current D <br /> urban service area, and 197 on the outside of the urban service area, it adds up <br /> to 340 acres divided by 25 acres per year, gives you about 13.6 years of inventory. <br /> Even if we do say we have 13.6 years of land, it is not enough. Pat felt that we <br /> must take into consideration that this is a long term plan. <br /> Overhead#9- Land Use Inventory of Other Communities <br /> Pat compared land use distribution from other communities per the municipal <br /> comprehensive plan comparison chart. <br /> Overhead#10- Current Goals: Policies <br /> Pat reviewed the current goals and policies from the 1988 Growth Management <br /> Plan in the industrial area. Some discussion ensued regarding goals and policies. <br /> Pat Dwyer ended the presentation <br /> Bob Minton asked Steve Ach about the light and medium zones. Steve <br /> responded that currently the zoning ordinance doesn't distinguish very well <br /> between light and medium zones. Bob Minton indicated that the two industrial <br /> zones should have a greater separation of uses. <br /> • Bob Minton recapped characteristics for good industrial land: <br /> • Water and sewer available <br /> • Near highways and good access <br /> • Compatible with adjacent land uses <br /> Mayor Duitsman commented on sewer and water expansion towards the east <br /> Highway 10 corridor and this area should be given consideration for industrial <br /> opportunities in the future. <br /> Pat Dwyer indicated that the Business Park Task Force has looked at east Highway <br /> 10 corridor as a possible light industrial area. <br /> The committee discussed the gravel mining area as a potential industrial area <br /> after the mining has been completed. <br /> 4. Summary <br /> • Industrial development is projected to absorb approximately 25 acres per <br /> year. <br /> • Industrial development is important for the community. <br /> • There currently is industrial land available for development; however, much of <br /> it does not have city water and sewer. <br /> • The City needs to look into the future for its industrial needs and preserve <br /> • industrial opportunities. <br /> • Industrial property needs to be near transportation system, have city water <br /> and sewer, and be compatible with adjacent land uses. <br />
