Memo to Planning Commission/CU 97-26 <br /> September 30, 1997 <br /> Page 3 <br /> • Landscaping <br /> There are 4 trees on the property that meet the minimum size requirements <br /> of the landscape ordinance. It does not appear that the trees required as a <br /> condition of their 1991 approval have been installed. Forty-three trees were <br /> required as a condition of the previous approval. Those trees are shown on <br /> the site plan for this application. The landscaping includes 25 overstory trees, <br /> 11 conifers and 7 ornamental trees. No trees will be planted within a 30 foot <br /> sight distance extending east from Jarvis along the proposed 156th Avenue <br /> or north along Jarvis from 156th Avenue. <br /> The applicant has equipment, junk and assorted debris currently being kept <br /> outside. Any outdoor storage of material or equipment has to be within the <br /> screened storage area. The applicant has indicated that the proposed building <br /> will be used to store equipment which will help to clean up the site. <br /> The dumpster is currently located in front of the existing building. it should <br /> be move to a location that is not so visible from the street and contained <br /> within an enclosure. <br /> • Recommendation <br /> It is recommended that the Planning Commission recommend approval of <br /> this request with the following conditions: <br /> 1. MATERIAL AND EQUIPMENT STORED OUTSIDE MUST BE KEPT WITHIN THE ENCLOSED <br /> OUTDOOR STORAGE AREA. <br /> 2. THE PARKING AND DRIVE AREA SHALL BE PAVED TO THE FRONT OF THE BUILDING <br /> AND TO THE CONCRETE FUELING AREA. THE PERIMETER OF THE PAVED AREA SHALL <br /> INCLUDE CONCRETE CURB AND GUTTER. <br /> 3. NO PAVEMENT OR GRAVEL SHALL BE WITHIN 10 FEET OF ANY PROPERTY LINE. <br /> 4. THE DUMPSTER SHALL BE KEPT WITHIN A TRASH ENCLOSURE. THE EXTERIOR OF THE <br /> ENCLOSURE WILL MATCH THE EXISTING BUILDING AND SHOULD BE LOCATED EITHER <br /> BEHIND THE EXISTING BUILDING OR ADJACENT TO THE PROPOSED BUILDING. <br /> 5. ALL THE CONDITIONS PART OF THE CUP APPROVED ON SEPTEMBER 16, 1991 SHALL BE <br /> COMPLIED WITH. <br /> 6. 25%OF THE EXTERIOR OF THE PROPOSED STRUCTURE SHALL CONSIST OF MATERIAL <br /> LISTED ON THE APPROVED MATERIALS LIST OUTLINED IN THE LANDSCAPE <br /> ORDINANCE. <br /> • <br /> \\elkriver\sys\shrdoc\planning\scott\cu97-26.doc <br />
