Councilmember <br />Gunkel pointed out that the roadway into the housing development should not <br />follow the outside edge of the housing portion of the Planned Unit Development. <br />Councilmember Gunkel further indicated that the proposed housing site plan is <br />acceptable with the addition of a berm along the western edge and plantings on <br />the berm. Councilmember Gunkel further pointed out that the final plat and <br />developers agreement must be approved. <br /> <br />Discussion was carried on regarding the entrance and exit into the housing <br />development. Councilmember Duitsman questioned the possibility of the southern <br />exit to be made wider. to allow for an entrance as well. <br /> <br />Further discussion was carried on regarding the traffic flow. <br /> <br />It was the consensus of the City Council that the developers consider an entrance <br />as well as an exit into the housing development at the southerly portion of the <br />housing portion of the development. <br /> <br />COUNCILMEMBER GUNKEL MOVED TO APPROVE THE PROPOSED HOUSING SITE PLAN WITH THE <br />ADDITION OF A BERM ON.THE WESTERN EDGE OF THE HOUSING PLAN, AND THE ROADWAY <br />THROUGH THE MIDDLE OF.THE HOUSING SITE RATHER THAN THE OUTSIDE EDGE. COUNCIL- <br />MEMBER DUITSMAN SECONDED THE MOTION. THE MOTION PASSED 4-0. <br /> <br />Councilmember Gunkel indicated that the amendment to the conditional use permit <br />is to allow for the construction of a 6,000 square foot detached retail facility <br />as part of phase one. Councilmember Gunkel indicated that initially the conditional <br />use permit was approved to allow for a 55,000 square foot shopping center as phase <br />one.
