Recently approved changes to the road network has improved <br /> transportation to warrant a rezoning. <br /> 2. A planned unit development allows a comprehensive review of developing <br /> the property. <br /> 3. The proposed rezoning will be consistent with the City's Comprehensive <br /> Plan. <br /> 4. A planned unit development allows for flexibility in subdivision design. <br /> It is recommended the Planning Commission recommend approval of the <br /> preliminary plat and conditional use permit for the PUD with the following <br /> conditions: <br /> Land Use <br /> 1.
