Memo to Planning Commission/CU 98-19 <br /> July 28, 1998 <br /> Page 2 <br /> 0 Site Plan Review <br /> The proposed addition encroaches on the existing drainfield, however, the <br /> drainfield is dismantled and the site uses a septic tank which is pumped. <br /> The new service entrance shows a concrete curb and gutter on the east side. <br /> A similar treatment should be made on the west side of the entrance and <br /> connect up to a bituminous curb existing along the south side of the parking <br /> lot. <br /> The circular display platforms displace the existing Ford Chrysler signs with <br /> no other locations for signs shown. <br /> The existing light poles in the new pavement on the southeast portion of the <br /> site are to be removed. <br /> Landscaping <br /> The expansion of the building is on parcel B with a landscape requirement of <br /> 21 overstory trees, 11 ornamental and 11 conifers. At least 50% of the <br /> overstory and ornamental trees need to be comprised of more than one <br /> • species. Landscaped areas shall have underground irrigation. Landscaped <br /> areas cannot be used for parking of vehicles or the storage or display of <br /> materials or merchandise. <br /> The parking in Parcels B and C are grandfathered noncomforming with a 5 <br /> foot setbacks. The changes are not significant enough to warrant changing <br /> these existing conditions. <br /> Site Access <br /> The existing Highway 10 entrance can be dangerous for crossing traffic. The <br /> Highway 10 and 171st intersection is planned to be a controlled intersection <br /> in the future. For safety reasons, a portion of Parcel D is being paved <br /> primarily to accommodate a second entrance onto 171st. <br /> Septic <br /> The existing building is currently using a septic tank which is pumped <br /> regularly. The existing drainfield is currently dismantled. City sewer and <br /> water to serve this area is currently being discussed. A public hearing is <br /> scheduled for September 28th, 1998.
