Where the <br /> building is proposed to be located, the existing fence is setback about 45 feet <br /> at it's closest point and 90 feet at the farthest point. The existing vegetation <br /> extends from the property line to within a couple of feet of the fence. If the <br /> building is located as proposed, it would be setback 25 feet from the property <br /> line and the vegetation would be replaced with the building. <br /> In order to preserve the existing trees, the building should be located within <br /> the confines of the current fenced area. <br /> The proposed building will be concrete block, 22' 6" tall with a 7 foot wide <br /> gray metal band around the top. The building will extend 16' 6" above the <br /> existing fence. The setback requirement is 25 feet from the side property line. <br /> The proposed location meets that requirement. <br /> Some of the trees, installed as part of the project approved in 1996, have died <br /> and should be replaced as part of this project. Should the Commission <br /> recommend approval of the site plan as proposed, additional landscaping <br /> should be install along the west property line to replace the trees removed <br /> due to the location of the building. <br /> • Recommendation <br /> It is recommended the Planning Commission recommend approval ISD <br /> #728's request for an amendment to their conditional use permit to allow <br /> construct of a 1,950 square foot storage building with the following <br /> conditions: <br /> 1. The proposed storage building be placed within the confines of the <br /> existing chain link fence. <br /> 2. All landscaping installed as part of conditional use permit CU96-10 <br /> which has died shall be replaced with trees that meet the size <br /> requirements of the landscape ordinance. <br /> • <br /> s:\planning\scott\cu98-22.doc <br />
