Memo to Planning Commission/P 98-9 <br /> December 22, 1998 <br /> Page 2 <br /> • • Eliminating the right in and right out on to County Road 12 <br /> • Eliminating the lot along County Road designated as a bank <br /> • Reduced the amount of retail space between the retail store (Walmart) <br /> and the home improvement store <br /> • Expanded the size of Walmart <br /> • Realigned the location and alignment of Walmart <br /> • Eliminated 2 of the 3 outlots <br /> • Reduced the width of the pedestrian access through the center of the main <br /> parking lots <br /> • Eliminated the Crossing Avenue as a through street <br /> At the November 24th meeting the Commission recommended approval of the <br /> rezoning request to PUD (Planned Unit Development) and on November 30th <br /> the City Council approved the rezoning request. The Commission is now <br /> being asked to consider the preliminary plat and the conditional use permit <br /> for the PUD. <br /> At the November 24 meeting the Commission's discussion included the <br /> following: <br /> • questioned if Crossing Avenue should be a through street <br /> III • thought the pedestrian access in the center of the project should be <br /> widened <br /> • felt the sidewalk on the west side of Crossing Avenue should be extended <br /> through the project <br /> • the need to include design or architectural criteria <br /> • the need for a lighting plan <br /> • additional landscaped islands in the parking lots <br /> • eliminating the break in the median on Tyler Street behind the home <br /> improvement building <br /> • shared driveways on the two lots closest to 3rd Avenue <br /> • landscaping <br /> Since the November 24th meeting the applicant has made further revisions to <br /> the development plans. <br /> Crossing Avenue <br /> The revised plans do not have Crossing Avenue extending through the <br /> project. It is still a private access road through the center portion of the <br /> project.
